Experienced Operational Management
Realty Management Services, Inc. (RMS) has over 75 combined years of senior level operations experience, providing a competitive edge in managing multifamily assets in varying market conditions. Senior management has a hands-on management philosophy that stresses mentoring programs, education and building career paths for the continued growth and development of all employees. Standardization of operating procedures, contractor performance and supervision helps promote effective management and create value for our owners.
Education and Supervision
Continued education and training are the keys to overall company success and employee growth and development. To that end, RMS has created a dedicated Education and Training Department that provides continuous training to management, administrative, maintenance, and leasing employees through "The Realty Academy and Accreditation" program. All disciplines of management are covered in the course curriculum and additional follow-up courses are required throughout the year.
Financial and Accounting Services
RMS' accounting, reporting, and financial systems are on the leading edge in the multifamily industry. RMS utilizes Yardi as its integrated property management, accounting and reporting software. Yardi is run centrally; therefore all information is real-time. Additionally, supporting on-site management with this centralized program has become extremely efficient and effective. The use of web-based and current state-of-the-art technologies helps RMS provide owners' with meaningful, real-time, and actionable information.
Marketing and Advertising
Recognizing the critical importance of curb appeal, professionally trained employees, resident services and effective advertising and outreach marketing, RMS has a dedicated Marketing Department that consistently reviews advertising effectiveness and traffic patterns to ensure maximum market saturation within budget. On-site employees and the Marketing Department regularly conduct market and comparability surveys to ensure market compatibility and establish market rents on a weekly basis, to maximize community revenue for our owners.
Budgets
The initial preparation and review of the budgets ensure that the budget is reasonable and clearly sets performance goals for the upcoming year. The process also includes the supervision, coordination and implementation of the competitive contract bidding process, including bid specification preparation for Owner approval. Once the budget is finalized internally, it is presented and approved by the Owner. The approved budgets are reviewed on a monthly basis versus actual performance to ensure financial success for our owners.
